The casita’s drainage outlets and two sections of low wall were the primary risk areas for leaks during summer monsoons in Sedona. The existing roof also needed surface preparation to ensure strong adhesion for the new coating and consistent film build across the field.

Solution: Two-coat elastomeric system with precise detailing at penetrations

Our crew prepared the surface and installed a flexible, UV-resistant elastomeric system designed for the desert climate of Northern Arizona. The scope focused on watertight detailing at all drainage locations and wall transitions while delivering a clean, uniform finish in Sedona Tan.

• Pressure-washed the existing roof to create a clean, bondable surface.
• Applied a two-coat elastomeric roof coating at approximately 1.25 gallons per 100 sq ft per coat for full coverage and durability.
• Coated and reinforced nine round scuppers to improve drainage performance and resist ponding at outlets.
• Re-sealed two low-wall sections identified during inspection to eliminate capillary entry points.
• Performed a final quality check for uniform mil thickness, strong adhesion, and unobstructed water flow to scuppers.
