Problem: Extending the Service Life of an Aging Flat Roof

The existing flat roof had endured continued exposure to Sedona’s intense sunlight, seasonal precipitation, and temperature fluctuations. Although the roof did not require a complete replacement, preventative maintenance was needed to help protect it against UV deterioration, moisture intrusion, and normal thermal movement.

Several roof components also required attention before the new coating could be applied. The chimney, scuppers, drains, critical transitions, and areas beneath rooftop equipment all needed to be properly prepared and detailed to create a continuous, watertight roofing surface.

Solution: Primed Two-Coat Elastomeric Roof Restoration

We began by pressure washing the existing roof to remove dirt and surface contaminants that could interfere with coating adhesion. Once the roof was clean and dry, we applied a compatible primer to prepare the surface for the elastomeric coating system.

We reinforced critical roof transitions with polyester fabric and wrapped the chimney to provide additional protection in this vulnerable area. Our team also lifted and reset rooftop equipment so we could properly prepare and coat the roofing beneath it.

We inspected and resealed the exterior scuppers, cleared the roof drains to promote proper water movement, and installed additional sealants and flashing materials where needed. We then applied two coats of elastomeric roof coating at the manufacturer-specified application rate to create a seamless protective membrane across the flat roof.
