Architectural Shingle Systems

We look for uplifted tabs, seal-strip failure, granule loss, nail-line exposure, and underlayment wear. At walls and dormers we confirm step and kick-out flashings, then review intake/exhaust ventilation so heat doesn’t shorten shingle life.

Clay & Concrete Tile (Underlayment Assessment)

Tiles often outlast the waterproofing beneath them. Where appropriate we lift sample tiles to evaluate underlayment, inspect valley metal and pipe flashings, and note brittle or slipped pieces. You’ll see photos and a plan—spot repairs now or a future underlayment replacement.

Standing-Seam Metal Roofs

We examine panel seams, trims, fasteners at edges, and terminations at walls and parapets. In snow zones we review snow-retention layouts above doors and paths and check curbs and counter-flashings around skylights and chimneys for capillary leaks.

Flat & Low-Slope (TPO/PVC, Coatings & Foam)

We check seams and laps, coating wear, punctures, and blisters; verify positive drainage with tapered insulation; and evaluate drains, scuppers, and edge metals sized for monsoon bursts. Parapet caps and counter-flashings get extra attention.
